BASIC TERMS AND CONDITIONS:
- Financial Terms:
- Standard monthly payment with a minimum of 5 years lease contract with 8% escalation every 3 years.
- Use of Leased Premises
- Leased space shall be exclusively used as a commercial retail. No contrabands, illegal items, or hazardous materials shall be allowed in any of the leased premises.
- Monthly CAM FEE (Common Area Maintenance)
- Php50/sq.m/month, commencing upon turnover
- Subject to annual adjustments
- Insurance (If needed and subject to final adjustments)
- Prior to fit-out, your contractor shall be required to secure a Contractor’s All Risk Insurance (with CGL extension and “broad water damage” coverage) in the amount of at least P1,000,000.00 for the duration of the fit-out.
- Prior to start of operations, you shall be required to secure a Comprehensive General Liability Insurance in the amount of at least P1,000,000.00 to be renewed yearly for the entire duration of the lease.
- Construction Bond
- One (1) month (rate/month x total area) Fixed Rent payable on or before turnover date
- Other Charges
- Payment for Water, Electricity, Telephone, Telecom services and other utilities within the leased premises is the sole responsibility of the Lessee.
- Confidentiality
- It is hereby understood that the Lessor considers the rent to be strictly a confidential matter and the Lessee hereby agrees that it shall not include in its invoices to customers or any mention of such rent.
- Neither shall the other terms be divulged to any other party unless otherwise required by law, or regulation.
